Custom Search –

Once we know the characteristics and neighborhoods that you want for your property, we create a custom search for you that will alert you with emails when new listings that meet your criteria hit the market before the general public sees them. It will also alert you to price reductions. Auto-notification is a great tool but we also personally consult your search results, we look at your goals and will help you consider all of your options.

Pressure-Free Showings – 

There is no single system when it comes to finding the right home and we recognize that buyers take different approaches to finding the ‘one.’ We provide more information than you will find at an open house and we remove the experience of having someone try to sell you on something. Before you visit a potential home you will have information on its sales history and any available property specific documents such as a survey, aerial map, pre-inspection report or Seller Property Information Statement (SPIS).

A showing with the Trending Property Shop means: You will visit a home at a time that suits you. You will have someone available who knows about current building codes and potential concerns that may exist in an older home. Specifically, based on the build date we will let you know exactly what you should be looking for. We also carry common tools to further evaluate the home in a non-evasive way: receptacle tester and voltage probe for the electrical system, binoculars to see the roof properly, moisture meter for basement walls etc. Our tools will never replace a professional inspection but they are a great way to find out early on whether a home may contain potential deal-breakers before you decide to commit to an offer.

How can you be expected to make price offer decisions in a vacuum? We spend a great amount of time and effort in collecting market data to help our buyers in their price negotiations. This data involves not only sold property prices by neighborhood, but also current listing pricing to determine the competitive nature of the market. We are also able to see homes that may have been on the market at a certain price but then failed to sell.

You benefit because we act as a buffer between you and the Seller’s representative so that the seller can never really know whether you are in love with the home or if you are likely walk away if you don’t get exactly what you want.

Seller motivation research –

While it’s not always legally possible to determine exactly why someone is selling, there are things we can glean from their listing history and price activity that will allow us to help you to negotiate from a position of strength. We’ll also have a frank discussion with the listing agent, sometimes you have to read between the lines but we piece together the clues for you.

There are a lot of ways to negotiate a real estate deal, and money is only one piece of the puzzle. Timing, inclusions, and conditions are always key factors and we will proactively include terms that are for your benefit and serve to help you as the negotiation continues. We’ll help you to plan a comprehensive strategy and by using our experience as a guide you will be ready for any counter-offer before you even receive it.

The initial agreement is only the beginning –

Many real estate price negotiations involve multiple counter offers and a lot of back and forth. We’re with you with each counter offer to adjust your negotiation strategy accordingly. Because we can’t know the seller’s financial limitations in many deals, some buyers are elated when they cut a major low-priced deal on a home, but then after inspections they hit a brick wall in negotiations with the seller related to repairs.  The negotiation to purchase a home isn’t over with the price on the contract, and it’s best to know that a real deal at the front end could result in less flexibility after inspections in the repairs discussion.

Inspection –

Many buyers forget that the price isn’t the only or the last negotiation point in a real estate purchase. There are a number of contingencies and processes that happen before closing, and one that frequently causes deals to evaporate is the inspection and repair negotiation process.

We make sure that you have access to several excellent inspectors, we certainly have a list of those who have really impressed us but it will be up to you to make a final decision. You may only have a few days to do an inspection so it is our job to make sure that you schedule it early enough so that we still have time to deal with any potential issues that come up.

Once an inspection is completed, there can be issues uncovered that you weren’t expecting and want to have addressed by the seller. This is a second negotiation in the contract process. We go over inspection results with our buyers and prepare documents that are required to request seller action and corrections. Sellers do not normally have an obligation to undertake corrective action, so it becomes a critical negotiation, especially if the problems are significant.

We’re here for our buyers to assist in these negotiations as, next to selling price, inspections and subsequent repairs are the biggest obstacle to successful real estate agreements. Sometimes creativity needs to be applied to keep your purchase moving when everyone has reached their limit. We have lots of experience dealing with these issues and it is next to impossible to get a really good deal without alienating the seller unless you have someone working on your behalf. Think about it, your objective is to de-value the seller’s most valuable asset for your benefit. Without your own representation one of two things will happen: Either you will run into a wall dealing with the seller one-on-one because they will naturally feel threatened and possibly insulted or you may be working with the seller’s agent in which case it would be like hiring the crown prosecutor to defend you in court.

We keep the Agreement of Purchase and Sale together and you’ll get the best deal possible because we will be involved every step of the way. We’ll make sure that every resource is employed to keep your home purchase on track and gain every possible concession from the sellers.

Closing –

It’s both exciting and stressful negotiating a real estate purchase contract. Once it’s signed by the sellers, buyers can relax a bit, but we don’t! We coordinate with your lawyer so that you can feel safe knowing that all required documents are in place to make the transaction as smooth as possible. There are still document deliveries, title details and mortgage tasks, and a final walk-though to be organized to reach a successful closing and walk away with the keys to your new home.
